At this time, the Kauai legislators are determining whether properties located on Ag land will be permitted to accept vacation rental business. The owners of Pali Moana have obtained a GET license for commercial activity, and have applied for the TAT as well.
Vacation rental rates are $4800/night for up to 8 guests (without the upstairs suite), and $5400/night for 9-14 guests. During summer, "high" and holiday seasons, the rates are $5800/night for up to 8 guests and $6500/night for 9-16 guests. Owners reserve the right to determine end pricing at any time.
Commercial and special event use is conditional; when allowed, the rate is $10,000 per day, with time allowed the day before and the day after the event for set-up/clean-up only. This use does not allow for overnight use of the premises, however, the owners may combine vacation rental and special event rental at their sole discretion.
